Maitama 2 Abuja: Price, Documents & Investment Guide 2026

Maitama 2 is not for everybody. It is the second chance for people who missed Maitama when it was ₦20M. Today Maitama is ₦500M+. Maitama 2 is that second chance at ₦10M-₦20M. But 60% of what is sold as “Maitama 2” is NOT Maitama 2. It’s Mpape, Shere, or Katampe Extension with a fake name.

If you have budget for Maitama 2, this guide will save you ₦10M mistake.

Want verified Maitama 2 list? WhatsApp “MAITAMA 2” to 07075627873 – I will send you 2 verified plots with C of O + AGIS search report.

1. Where Exactly is Maitama 2 Abuja?

Maitama 2 is directly behind Maitama, sharing boundary with Katampe Extension and Mpape Hills.

Real Location: Off Murtala Mohammed Expressway, after Nizamiye Hospital junction, before Mpape. It is the FCDA layout between Maitama main and the hills leading to Shere.

Landmarks close to real Maitama 2:

– Maitama (5 minutes)

– Nizamiye Hospital

– Katampe Extension

– Mpape Junction

The Big Scam: Many agents sell you land in Shere-Gallo, Mpape, or Jabi-Mpape and call it Maitama 2. Why? Because Maitama 2 price is ₦120M, but Shere price is ₦25M. They buy Shere at ₦25M and sell to you as Maitama 2 at ₦80M.

How to know real Maitama 2: Real Maitama 2 has FCDA layout number. Ask for layout plan. If agent shows you Area Council paper or village paper, it’s not Maitama 2.

2. How Much is Land in Maitama 2 Abuja in 2026?

I will not tell you “DM for price”. Here is real price in 2026 for verified plots.

Plot Size Document Price Range (2026) Location Type

400sqm FCDA C of O ₦80M – ₦120M Hillside / Manageable slope

600sqm FCDA C of O ₦130M – ₦200M Flat land, good road

800sqm – 1000sqm FCDA C of O ₦250M – ₦400M Prime, close to Maitama

Why price varies:

1. Topography: Maitama 2 is hilly. Flat land costs more than hillside. Some hillside plots need ₦20M extra for foundation.

2. Access Road: Plot with motorable road is ₦30M more than plot you need to trek.

3. Document: FCDA C of O is real. Area Council R of O in that axis is NOT Maitama 2.

4. Seller: Direct from allottee is cheaper than 3rd or 4th resale.

My Rule: If someone offers you Maitama 2 at ₦20M, ₦35M, ₦50M – It’s not Maitama 2. It’s Mpape or Shere. Real Maitama 2 has never been ₦20M since 2018.

3. What Documents Should Genuine Maitama 2 Have?

Because Maitama 2 is an FCDA layout, genuine plot MUST have:

1. FCDA Certificate of Occupancy (C of O): Not Area Council. Must have FCDA seal and file number. Must be verifiable at AGIS.

2. Survey Plan with FCDA Stamp: Not just private surveyor. Must show coordinates falling inside Maitama 2 layout.

3. Deed of Assignment with Real Consideration: If you pay ₦150M, Deed must carry ₦150M. Not ₦10M. Weak Deed can be rejected in court. I wrote about this before.

4. Power of Attorney (If not buying from allottee): Must be registered, donor must be alive, and must authorize sale.

5. AGIS Search Report: Final confirmation.

Fake Maitama 2 Documents to Avoid:

– Kuje Area Council R of O

– AMAC allocation letter

– Village head allocation letter

– Customary Deed without C of O

If document is not FCDA C of O, don’t call it Maitama 2.

4. Maitama 2 vs Maitama vs Katampe Extension – Which Should You Invest In?

Area Entry Price Now (600sqm) Growth in Next 5 Years Best For

Maitama ₦400M – ₦800M Slow, stable, 20-30% Ultra-rich, wealth preservation

Maitama 2 ₦130M – ₦200M Fast, 80-150% Investors who missed Maitama

Katampe Ext ₦60M – ₦90M Medium, 50-80% Mid-level investors

My advice for land banking investors:

Maitama is already expensive. Katampe Extension is now getting expensive. Maitama 2 is the sweet spot today – same elite address as Maitama, same class of neighbors (Ministers, retired Generals, developers), but still affordable.

If you missed Maitama at ₦15M in 2005, don’t miss Maitama 2 at ₦130M in 2026. In 2032, Maitama 2 will be ₦300M+.

5. 5 Checks Before You Pay for Maitama 2 (Do This or Lose Money)

This is my verification process. I do this for every Maitama 2 client.

1. AGIS Search is Non-Negotiable

Take the C of O number, file number, and coordinates to AGIS, Area 11, Abuja. Pay ₦50k-₦100k for search. Confirm: Who is the registered owner? Is it under litigation? Is it committed for road? No AGIS search, no payment.

2. Chain of Title – No Gap

Ask for ALL Deeds from FCDA first allottee to current seller. If there are 3 owners, you must see 2 Deeds. If one Deed is missing, sale is defective. One missing link = land can be recovered.

3. Physical Inspection + Topography Check

Maitama 2 is hilly. Some plots are solid rock, some are valley where water collects. You must go there physically. I once saved a client ₦90M – the plot was a deep gully, not buildable without ₦30M sand filling.

4. Power of Attorney Validation

If seller is not the allottee, and is using POA, call donor on video. Is he alive? POA dies with donor. Many Maitama 2 fraud uses dead POA. Ask for fresh confirmation letter dated this month.

5. Who is Managing the Property?

Meet the owner or attorney. Collect valid ID. If it’s family property, all administrators must sign. If it’s company, check CAC.

I helped a client avoid fake Maitama 2 in Mpape last month. Agent called it Maitama 2, price ₦85M. AGIS search showed it was Mpape village land, no C of O, under acquisition. Search saved him ₦85M.

6. Is Maitama 2 Good for Land Banking?

Yes, but not for quick flipping.

Maitama 2 is not Lugbe or Kuje where you buy ₦4M and hope to sell ₦8M. Maitama 2 is premium land banking.

Real Timeline:

– Buy today at ₦130M-₦150M for flat land

– Hold 3-5 years while access road from Maitama fully completes and more elite houses spring up

– Value becomes ₦250M-₦350M

Why it will grow:

– Limited supply – FCDA is not creating new Maitama 2

– Proximity to Maitama – As Maitama becomes ₦1B, Maitama 2 becomes next affordable elite

– Infrastructure – Road linking Maitama to Katampe Extension passes through Maitama 2

– Demand – All rich people who cannot afford Maitama main are rushing to Maitama 2

Don’t buy Maitama 2 to sell next year. Buy to hold 3-5 years or build your dream house.

7. Verified Plots in Maitama 2 I Have Now

I don’t list 20 plots. I only sell verified.

Currently Available (October 2026):

Plot A – For Immediate Builder:

– 600sqm, Flat, dry, motorable road

– Document: FCDA C of O

I have only these 2 verified now. I don’t sell unverified Maitama 2, even if you beg me.

FAQ

Q: Is Maitama 2 Abuja genuine?

A: Yes, real Maitama 2 is genuine FCDA layout. But many lands sold as Maitama 2 are fake – they are Mpape or Shere. Verify at AGIS.

Q: How much is 500sqm in Maitama 2?

A: In 2026, 400-500sqm genuine Maitama 2 with FCDA C of O is ₦15m average depending on topography and road.

Q: What is difference between Maitama and Maitama 2?

A: Maitama also known as maitama Main is older, fully developed, luxurious living, and it’s very expensive. Maitama 2 is extension behind Maitama, it’s now in developing stage, ₦10M+ for 250sqm plot, same elite class but cheaper. Same FCDA documentation.

Q: Can I get C of O in Maitama 2?

A: Yes, if you buy genuine FCDA plot, C of O is in FCDA name, you will get Deed and later apply for consent. All genuine Maitama 2 has FCDA C of O, not Area Council.

Q: Is Maitama 2 good for investment?

A: Yes, for 3-5 year hold or to build luxury house. Not for 6-month flip. Value will double as Maitama becomes unaffordable.

Conclusion

Real estate in Maitama 2 is not about urgency or affordability, it’s about verification.

Don’t rush to pay because agent says “one plot remaining”. Know the owner, verify at AGIS, see the land physically, check topography.

Garki vs Durumi: Where Should You Actually Live in Abuja?

If you have house hunted in Abuja for more than two days, you’ve had this argument. An agent will show you a place in Garki for ₦5 million, then call you back with a “sweet” offer in Durumi for ₦3.5 million. They are five minutes apart. So why the price gap, and which one is actually better?

Here’s the honest breakdown, based on current listings and what tenants on both sides actually experience.

Garki and Durumi are neighbors, but Garki is old Abuja. It was the first district fully built under the Abuja Master Plan and it still runs like the city center. Ministries, banks, Garki Hospital, Area 1 Market, Area 11 everything is there. It’s officially split into Garki I, Garki II, and Areas 1, 2, 3, 8, 10, and 11.

Durumi is Phase 2, tucked right behind Garki Area 1. That’s why you keep seeing listings that say “Durumi by American School, Garki”. Agents know Garki sells. On the ground, people describe Durumi as peaceful, upscale, and strategically located near Garki, CBD, Apo and Guzape. More estates, less street trading.Durumi.

In short: Garki is the city. Durumi is the quiet compound behind the city. Garki feels busy and commercial. Think long two-story plazas with 50 shops, salons, forex guys, and a Diamond Plaza sign on every block. It’s loud, central, and you can get anything without driving. That commercial strip energy is what you see in most Garki videos.

Garki particularly suitable for:
Real estate offices
Professional services such as Law, accounting, and consulting
Printing and ICT business
Restaurants
Retail stores/shops
Clinics or hospital
Fashion businesses, Etc.

Durumi is quieter and more residential, with very few commercial pockets, and most estate are gated with paved interlocked roads, double gates, green areas, and children’s playground. It was designed for living, not for business. You get 24-hour security posts, all rooms en-suite, and actual parking space. If you work from home or want to sleep without generator noise from a plaza, Durumi is a better option than garki.

Traffic? Garki Area 1 roundabout is famous for hold-up. Durumi is slightly calmer, but you still have to pass through Garki to get out, so you can’t escape the traffic completely.

Let’s consider: Rent in 2026

This is why most people end up choosing Durumi.
In Garki:
A room self-contained in Area 1 is listed around ₦1.5m – ₦1.8m per year
A basic 2-bed flat around Old Secretariat is about ₦4.5m per annum
Furnished and serviced 2-beds in central Garki are pushing ₦8m – ₦10m now

In Durumi:
Self-contained units by Area 1 / Durumi go for ₦1.3m – ₦2.1m
Clean serviced self-contains by American International School are listed at ₦2.1m per annum
A newly built 2-bed in Durumi District is also around ₦4.5m, but you get a newer build with better finishing for the same price as Garki

For the same budget, Durumi usually gives you a newer house with bigger compound, and better water. Garki gives you location bragging rights. If you say “i live in Garki”, people will think you are big man.

Amenities and daily life

Garki wins on convenience. Garki Hospital, banks, markets, restaurants, gyms everything is close, you can walk to everything. No need for any vehicle. If your office is at Federal Secretariat, you can be at work in 10 minutes or less.

Durumi wins on peace. American International School of Abuja is right there, which lifted the whole area. You have decent supermarkets and cafes, but for serious shopping, most Durumi residents still run to Garki Area 1 or Gudu. It’s not a nightlife area. It’s just a place to sleep peacefully.

Both areas are considered safe by Abuja standards, with estate security and good access to main roads.

So, which should you pick?

Choose Garki if you are a business owner, civil servant, or someone who needs to be central. You want to meet clients in CBD without saying “come to Durumi.” You don’t mind noise, and you value walking distance over quiet.

Choose Durumi if you want value, peace, and a more modern estate layout. You work hybrid or remote, you have a car, and you don’t need to be seen as “Garki main town.” For a young professional or small family, it stretches your rent further.

My honest take: If you are under 35 and paying your own rent, start in Durumi. Save the ₦1m – ₦2m difference, enjoy the quiet, and still tell people you live “in Garki Area 1 axis” – because technically, you do.

If you are optimizing for business visibility and you can afford the premium, Garki I and Garki II are still king.

What Is a Certificate of Occupancy (C of O) in Nigeria? Everything You Need to Know Before Buying Land

Land Can Build Wealth or Destroy It

Every year, thousands of Nigerians including professionals, business owners, and diaspora investors lose millions of naira because they buy land without properly verifying its title.

The transaction often appears genuine. You pay the seller, receive a receipt, sign an agreement, and everyone leaves satisfied.

Months later, everything changes.

A government agency marks the property for demolition because the land falls under government acquisition. Another person appears with a stronger legal claim. Construction stops, lawsuits begin, and your investment is suddenly at risk.

In many of these cases, the problem can be traced to one issue: the buyer did not understand the land title.

One of the most important land documents in Nigeria is the Certificate of Occupancy (C of O). If you intend to invest in land or real estate, understanding this document is not optional.

This guide explains what a C of O is, why it matters, how to obtain one, and the mistakes that cause many Nigerians to lose money in real estate.

What Is a Certificate of Occupancy (C of O)?

A Certificate of Occupancy (C of O) is an official land title issued by a state government confirming that a person has the legal right to occupy and use a particular land.

The document is issued under the Land Use Act of 1978, which places all land within a state’s territory under the control of the state governor. Rather than granting absolute ownership, the government grants a Right of Occupancy over the land.

In practical terms, a C of O gives you government-recognized legal rights to occupy and develop the property, subject to the conditions contained in the certificate.

For many first-time buyers, it is one of the most important documents to verify before purchasing any land from anybody.

How Long Does a C of O Last?

Certificate of Occupancy is issued for 99 years.

At the end of that period, the holder may apply for renewal in accordance with the applicable laws and government policies.

Although 99 years is effectively a lifetime investment for most people, it is important to understand that the right is a long-term lease granted by the government rather than absolute ownership.

How Much Does a C of O Cost in Nigeria?

There is no fixed price for obtaining C of O.

The total cost depends on several factors, including:

The state where the land is located.

The size of the land.

The property’s assessed value.

Applicable government charges and registration fees.

Typical estimates are:

Lagos State: approximately ₦500,000 to over ₦2,000,000.

Abuja (FCT): approximately ₦1,000,000 to over ₦3,000,000.

Many other states: roughly ₦100,000 to ₦500,000, depending on local regulations.

The total amount may include application fees, survey verification, stamp duties, registration charges, legal fees, and other statutory payments.

Processing costs vary from one state to another, so always confirm current charges with the relevant land authority.

How to Obtain a Certificate of Occupancy

Although procedures differ slightly across states, the process generally follows these steps.

First, verify that the land is free from government acquisition, ongoing disputes, or existing legal restrictions.

Next, engage a registered surveyor to prepare a survey plan. The survey is usually verified through the Office of the Surveyor General.

After that, submit your application to the state’s land registry together with the required documents, including identification, survey plan, evidence of ownership, passport photographs, and completed application forms.

Government officials may then inspect the property to confirm its location and boundaries.

If the application satisfies all requirements, the file proceeds through various approval stages before statutory fees are assessed.

Once payment is completed, the Certificate of Occupancy is prepared, registered, and issued.

While the official processing period may be a few months, it is not uncommon for the process to take considerably longer depending on the state and administrative workload.

Can You Buy Land Without a C of O?

Yes. Many properties in Nigeria are sold without an existing C of O.

Some transactions are based on documents such as:

Deed of Assignment

Registered Deed of Conveyance

Family ownership documents

Purchase receipts

Survey plans

However, buying land without a C of O requires greater caution.

The buyer should confirm that the seller has a valid root of title, that the land is not under government acquisition, and that the title can be perfected where necessary.

Never assume that a receipt alone proves ownership.

Can You Sell Land Without a C of O?

Yes. It happens every day across Nigeria.

However, properties with incomplete documentation are often more difficult to sell because buyers may question the security of the title.

Properly documented land generally commands higher market value, attracts more serious investors, and is easier to finance through banks.

C of O vs. Deed of Conveyance

These documents serve different purposes.

A Certificate of Occupancy is issued by the government and confirms the holder’s legal right of occupancy.

A Deed of Conveyance is a private legal document transferring ownership from one party to another. Its effectiveness depends on the validity of the seller’s title and the transaction itself.

One does not automatically replace the other. They perform different legal functions.

Strongest Land Documents in Nigeria

Although each transaction should be assessed individually, these documents generally rank among the most important:

Certificate of Occupancy (C of O)

Governor’s Consent

Registered Deed of Assignment

Registered Deed of Conveyance

Approved Survey Plan

Purchase Receipt

A purchase receipt simply proves that money changed hands. It does not, by itself, establish legal ownership.

Common Mistakes People Make When Buying Land

Many buyers lose money because they make avoidable mistakes.

Some trust verbal assurances instead of verifying documents.

Others purchase land without checking the Land Registry or confirming the seller’s ownership.

Some are attracted by unusually cheap prices without asking why the property is selling below market value.

Family land presents another common risk. Where multiple family members have ownership interests, disputes can arise years after purchase if proper consent was not obtained.

Finally, many people rely solely on photographs or online videos without physically inspecting the property.

A site visit can reveal issues that no photograph will show, including flooding, boundary disputes, high-voltage power lines, road reservations, or government projects.

Before You Buy Any Land

Protect yourself by following these simple principles.

Verify every document at the appropriate Land Registry.

Confirm that the seller has the legal right to transfer the property.

Hire an independent real estate lawyer to review the transaction.

Inspect the land personally or send someone you trust.

Avoid sellers who pressure you into making immediate payment without allowing time for verification.

A genuine property will still be there after proper due diligence. A fraudulent deal depends on urgency.

Final Thoughts

Real estate remains one of the most reliable ways to build long-term wealth in Nigeria, but only when investments are backed by proper legal documentation.

A Certificate of Occupancy is an important part of that protection, but it is only one element of a secure property transaction. Every land purchase should be supported by proper verification, legal advice, and careful due diligence.

Before you commit your money, investigate the title, confirm the seller’s authority, and understand exactly what you are buying.

In Nigerian real estate, informed buyers reduce risk. Uninformed buyers often pay the price.
